What happened

The Landlord filed an L4 application to terminate the tenancy because the Tenants breached a condition of a previous LTB order. The prior order, dated November 14, 2024, stipulated that the Tenants must not prop open security doors. The Landlord provided uncontested CCTV evidence from February 8, 2025, showing a Tenant propping a door open. The Tenants were absent from the hearing, which proceeded based on the Landlord's evidence alone.

The ruling

The tenancy is terminated, and the Tenants must move out by June 23, 2025. This decision is based on the Tenants' breach of a previous LTB order, specifically for propping open a security door. The Landlord's application to evict is granted, and relief from eviction is denied. The previous order is cancelled. The Landlord owes the Tenants the rent deposit plus interest ($1,028.59), but can deduct daily compensation of $34.04 for each day the Tenants remain in the unit from June 4, 2025, onwards.
