What happened

The Landlord applied to terminate the tenancy and evict the Tenants, alleging that the Tenants failed to provide proof of tenant insurance as required by their lease agreement. Despite multiple letters and a formal N5 notice, the Tenants did not provide the required documentation. The Landlord sought an order for eviction and compensation for the filing fee.

The ruling

The LTB found that the Tenants substantially interfered with the Landlord's rights by failing to provide proof of insurance. However, relief from eviction was granted on the condition that the Tenants obtain insurance and provide proof to the Landlord by January 18, 2026. If they fail to do so, the Landlord may apply for an eviction order without further notice. The Tenants are also ordered to pay the Landlord's $186.00 application fee.
