What happened

The Landlord applied for the termination of the tenancy and eviction of the Tenant due to non-payment of rent. The Tenant has resided in the unit since 2015 but is currently unemployed and receiving social assistance. The Landlord sought a standard eviction, while the Board considered the Tenant's long-term tenancy and financial hardship.

The ruling

The tenancy is terminated effective November 15, 2025, unless the Tenant voids the order by paying the full arrears plus costs. If the Tenant does not pay, they must vacate by November 15, 2025. The Tenant is ordered to pay $3,251.41 (after deducting the rent deposit and interest) plus daily compensation of $39.13 from October 17, 2025, until they move out.
