What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to rent arrears. This was the second time the parties had been before the Board for arrears within a year. The Tenant requested an 11-month payment plan, but the Board denied it as no payments had been made for three months. However, an extended termination date was granted because there is a child in the rental unit.
The ruling
The tenancy is terminated effective October 31, 2025, unless the Tenant voids the order by paying the full arrears plus filing fees ($6,978.58 by Sept 30 or $8,110.76 by Oct 31). If the Tenant does not void, they must move out by October 31 and pay $3,634.11 plus daily compensation of $37.22 until they vacate.
