What happened

The Landlord applied for an order requiring the Tenants to pay rent arrears. The Tenants vacated the unit on November 28, 2024, after providing multiple notices to terminate that did not comply with the 60-day statutory requirement for a month-to-month tenancy. The Landlord disputed the short notices and sought rent up until the unit was re-rented or the earliest legal termination date.

The ruling

The Tenants are ordered to pay the Landlord $2,844.39 by July 5, 2025. This amount accounts for three months of rent (November 2024 through January 2025) and the filing fee, offset by the last month's rent deposit and accrued interest. The Tenants' early departure did not excuse them from rent obligations because their notices to terminate were legally insufficient.
