What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenants due to non-payment of rent. A valid N4 notice was served, but the Tenants did not void it by paying the arrears. The Tenants failed to attend the hearing, and the Landlord provided evidence of substantial rent arrears exceeding $14,000.00.

The ruling

The tenancy is terminated effective October 4, 2025, unless the Tenants pay $15,086.00 on or before September 30, 2025, or $16,886.00 on or before October 4, 2025. If the Tenants do not void the order, they must move out by October 4, 2025, and are ordered to pay the Landlord $12,020.22 plus daily compensation of $59.18 until they vacate.
