What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant admitted to falling behind due to financial hardship caused by unforeseen expenses, including a high veterinary bill and an auto repair bill. While the Tenant requested a long-term repayment plan, the Landlord sought a standard termination order given the high balance of arrears. The Board found the Tenant's proposed plan unsustainable but granted a one-month extension for eviction to allow the Tenant time to find alternative housing or void the order.

The ruling

The tenancy is terminated effective August 31, 2025, unless the Tenant voids the order by paying $13,686.00 by July 31, 2025, or $15,861.00 by August 31, 2025. If the Tenant fails to void the order and does not move out, the Tenant is ordered to pay the Landlord $10,447.76 for arrears and filing fees (after deducting the rent deposit and interest), plus daily compensation of $71.51 from July 15, 2025, until they vacate.
