What happened

The Landlord applied to terminate the tenancy and evict the Tenant due to substantial interference with the reasonable enjoyment of the residential complex. The Tenant was alleged to have repeatedly used offensive, derogatory language and threats toward the Superintendent and was involved in incidents of excessive noise. Despite multiple N5 notices, the behavior continued through late 2024.

The ruling

The tenancy is terminated effective July 15, 2025. The Tenant is ordered to vacate by this date and pay the Landlord $186.00 for the application filing fee. If the Tenant fails to vacate, the Landlord may enforce the eviction through the Court Enforcement Office starting July 16, 2025.
