What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Tenant did not void the N4 notice by paying the arrears.

The ruling

The tenancy is terminated effective June 30, 2023 unless the Tenant pays $3,656.50 by that date to void the order. If the Tenant does not pay, they must vacate the unit and pay the Landlord $320.12 plus daily compensation of $59.44 from June 6, 2023 until move-out.
