What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenants due to rent arrears. Tenant 1 attended the hearing and disputed the amount of arrears but failed to provide documentary evidence of payments. The Board found the Landlord's ledger accurate and ordered termination unless the arrears are paid.

The ruling

The tenancy is terminated effective October 13, 2025. The Tenants can void the termination by paying $4,298.96 on or before that date. If the Tenants do not pay and do not move out, the Landlord can enforce the eviction through the Sheriff starting October 14, 2025. If the tenancy is terminated, the Tenants are ordered to pay $827.79 plus daily compensation of $47.60 until they vacate.
