What happened
The Landlords applied for the termination of the tenancy and eviction of the Tenant due to non-payment of rent. The Tenant admitted to the arrears but cited financial hardship after losing his job as a professor. He requested a six-month extension for eviction, claiming he was waiting for funds from the sale of a property in India to settle the debt.
The ruling
The tenancy is terminated effective August 26, 2025. The Tenant is ordered to pay $12,331.00 to the Landlords, which includes rent arrears up to the hearing date and the application fee, minus the rent deposit and interest. The Tenant may void the order by paying a total of $21,636.00 (covering rent through August 31, 2025) by August 26, 2025. If the unit is not vacated, the Landlords may enforce the eviction through the Sheriff starting August 27, 2025.
