The Landlord has proven on a balance of probabilities the grounds for termination of the tenancy. The tenancy shall be terminated, with the Tenant required to move out by July 31, 2025. The Landlord has a genuine intention to occupy the unit for at least one year with her son. The Tenant's attempt to secure her rights was not the reason for the application.
