What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to the Tenant's conduct substantially interfering with the Landlord's lawful right to have potential purchasers view the rental unit. The Landlord submitted evidence that the Tenant consistently denied entry to the rental unit for scheduled showings, despite proper notice being provided.

The ruling

The tenancy is terminated effective June 5, 2023. The Tenant must vacate the rental unit by that date. If the unit is not vacated, the Landlord may file the order with the Court Enforcement Office for enforcement. The Tenant must pay the Landlord $186 for the cost of filing the application.
