What happened

Landlord applied for an order to terminate the tenancy and evict Tenant because the Tenant started a fire in the building, causing damage and impairment of safety to other tenants. The Landlord also alleged the Tenant caused undue damage to the rental unit.

The Landlord proved the Tenant seriously impaired the safety of other tenants by starting a fire, but the damage was not undue or willful due to the Tenant's mental health issues. The Tenancy is allowed to continue with conditions that the Tenant not cause another fire or damage, and pay $186 owed to the Landlord.
