What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.

The ruling

The tenancy is terminated effective November 30, 2023. The tenants are ordered to pay $19,984.30 to the landlord by February 28, 2024, and an additional $131.51 per day for use of the unit starting December 1, 2023 until they vacate. If the tenants do not pay the full amount by February 28, 2024, they will owe interest at 7% annually on the outstanding balance.
