What happened
Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent and persistent late payment of rent. The Landlord served the Tenant with a valid N8 notice for persistent late payment of rent and an N4 notice for non-payment of rent. The Tenant did not void the notices by paying the arrears.
The ruling
The tenancy is terminated unless the Tenant pays $15,361 by November 30, 2023 or $16,011 by December 1, 2023 to void the order and continue the tenancy. If the Tenant does not void the order, they must pay $13,667.44 to the Landlord and vacate the unit by December 1, 2023. If the unit is not vacated, the Landlord can file the order with the Sheriff for enforcement.
