What happened

The Landlords applied for eviction and compensation due to the Tenant's behavior, which included substantial interference and causing damage. The Tenant allegedly struck another tenant's door with a crowbar, confronted them in the driveway intending to fight, and caused a significant flood by leaving a kitchen tap running, resulting in damage to the unit below.

The ruling

The tenancy is terminated effective April 21, 2025, and the Tenant must vacate the unit by this date. The Tenant is ordered to pay the Landlords $1,720.82, representing the cost of flood repairs ($2,923.20) and the application fee ($201.00), minus the rent deposit and accrued interest ($1,403.38). The Tenant's request for relief from eviction was denied due to the escalating and concerning nature of his behavior, which posed a safety risk to the Landlord and other tenants.
