What happened
Landlord applied for an order to terminate the tenancy and evict the Tenant because the Tenant's guest lit a fire on the gas meter of the residential complex, seriously impairing the safety of others and causing wilful damage.
The ruling
Although the Landlord has proven the grounds for termination, relief from eviction is granted. The Tenant, other occupants, and any persons permitted by the Tenant must not wilfully cause damage or seriously impair safety in the residential complex for one year. If the Tenant fails to comply, the Landlord may apply to terminate the tenancy without notice. The Tenant must also pay the $186 application fee.
