What happened

The Landlord, a municipality, applied to evict the Tenant for seriously impairing the safety of others and willfully damaging the property. The Tenant repeatedly destroyed specially installed security screens on his balcony, allowing unauthorized individuals to access the building. These individuals posed a significant risk to other vulnerable tenants, leading to police and SWAT team interventions. The Tenant, who has a substance addiction, refused offers of assistance. The Tenant did not attend the hearing.

The ruling

The tenancy is terminated, and the Tenant is ordered to vacate by May 31, 2025. The Tenant must pay the Landlord $929.88 as compensation for occupying the unit from December 28, 2024, to April 14, 2025, plus $8.61 per day from April 15, 2025, until he moves out. The eviction is delayed to allow the Tenant's social worker to find him alternative housing.
