What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to substantial interference with the reasonable enjoyment or lawful right, privilege or interest of the Landlord or another tenant. The Landlord served two N5 notices citing issues with the cleanliness and odor emanating from the Tenant's unit.

The ruling

The tenancy is terminated effective April 17, 2023. The Tenant must vacate the unit by this date. The Landlord is entitled to $186 for the application fee, and the Tenant's last month's rent deposit will be applied to the final month's rent.
