What happened
The Landlord applied to terminate the tenancy and evict the Tenant due to substantial rent arrears. The Tenant had not paid rent since March 2024, leading to over $19,000 in arrears. The Tenant cited a strike and knee surgery as reasons for non-payment, but the LTB found the tenancy no longer viable due to the length of non-payment and the Landlord's severe financial hardship.
The ruling
The tenancy is terminated effective May 25, 2025, unless the Tenant pays $20,173.50 to void the order. If the Tenant does not void the order, they must vacate by May 25, 2025, and pay the Landlord $17,320.82 (which accounts for the rent deposit and interest). The Landlord is also entitled to daily compensation of $50.55 from May 7, 2025, until the unit is vacated.
