What happened
The Landlord applied to terminate the tenancy for non-payment of rent. The Tenant disputed the lawful rent amount, claiming that an air conditioning surcharge was improperly included in calculations, leading to an illegal above-guideline rent increase. The ruling
The tenancy is terminated unless the Tenant pays $1,896.00 to the Landlord by July 31, 2025. This amount includes rent arrears and the filing fee, adjusted for payments made and deposit interest. If the Tenant fails to pay, she must move out by July 31, 2025, otherwise the Landlord may enforce eviction starting August 1, 2025.
