What happened

The Landlord applied to terminate the tenancy because the Tenant's unit was in a state of extreme clutter and poor sanitation, posing a fire and health hazard. Despite two years of the Landlord attempting to provide cleaning support services, the Tenant refused to cooperate. A fire occurred in the Tenant's kitchen on May 26, 2025, caused by an unextinguished cigarette in a cluttered environment, which further endangered the building's residents.

The ruling

The tenancy is terminated effective September 30, 2025. The Tenant is ordered to vacate the unit and pay the Landlord $186.00 for the application filing fee. If the Tenant does not vacate, the Landlord may enforce the eviction through the Sheriff starting October 1, 2025.
