What happened
The Landlord applied to terminate the tenancy and evict the Tenant due to illegal acts and actions that seriously impaired the safety of others. Evidence was presented regarding two violent incidents: one involving the assault and choking of a woman in the complex, and another involving the assault of a neighbor and the theft of their dog and wallet. Criminal charges were laid against the Tenant for these incidents.
The ruling
The LTB ordered the termination of the tenancy effective July 21, 2025, due to the Tenant's participation in violent illegal acts, including assault with a weapon and theft. The Tenant is ordered to pay $619.63 to the Landlord for compensation and the application fee. The Sheriff is requested to expedite the eviction on or after July 22, 2025.
