What happened
The Landlord applied to terminate the tenancy because the Tenant maintained the rental unit in a state of extreme clutter (Level 9 on the clutter scale). This condition created severe fire hazards, including combustible materials near the stove and blocked egress routes, and led to a cockroach infestation. Despite numerous inspections and offers of support from the Landlord since 2022, the Tenant refused assistance and failed to remedy the situation.
The ruling
The tenancy is terminated effective October 4, 2025. The Tenant is ordered to move out and pay the Landlord $113.00, which reflects the filing fee minus a rent overpayment. If the Tenant does not vacate, the Landlord may enforce the eviction through the Sheriff starting October 5, 2025. Daily compensation of $3.78 is required until the Tenant vacates.
