What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant, who was formerly the building's superintendent, admitted to the arrears but cited financial hardship following the loss of his job. He proposed a payment plan, which the Landlord rejected on the basis that no good faith payments had been made for several months and the proposed timeline for repayment was too long.
The ruling
The tenancy is terminated effective July 20, 2025. The Tenant is ordered to pay $7,561.82 to the Landlord to cover arrears and the application fee, after deducting the rent deposit and interest. To void the eviction and continue the tenancy, the Tenant must pay $10,226.01 by July 20, 2025.
