What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Landlord served a valid N8 notice on October 1, 2022 alleging the Tenant had not paid rent since October 2021. The Tenant claimed to have made a payment in December 2022, but the Landlord denied receiving any payment since the application was filed.
The ruling
The tenancy is terminated and the Tenant must vacate the rental unit by June 27, 2023. If the unit is not vacated by that date, the Landlord may file the order with the Sheriff for enforcement. The Tenant is ordered to pay the Landlord $186 for the application filing fee.
