What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant admitted to the arrears, citing job loss in June 2025 and a current income from Ontario Works that is insufficient to cover the monthly rent of $1,200.00. The Tenant requested a two-month postponement to secure new employment or resolve an employment-related legal claim.
The ruling
The tenancy is terminated effective September 30, 2025, unless the Tenant voids the order by paying $7,686.00 (representing rent up to September 30 plus the filing fee). If the Tenant does not pay and move out, the Landlord can enforce the eviction through the Sheriff starting October 1, 2025. The Tenant is ordered to pay $5,091.56 for arrears up to the hearing date plus daily compensation for continued occupancy.
