What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid N4 Notice, which the Tenant did not void by paying the arrears. The Tenant was still in possession of the rental unit as of the hearing date.

The ruling

The tenancy is terminated unless the Tenant pays the outstanding rent arrears of $12,529.85 by November 30, 2023, $13,632.85 by December 31, 2023, or $14,735.85 by January 31, 2024. If the Tenant does not pay, they must vacate the unit by January 31, 2024, and the Landlord can file the order with the Sheriff for enforcement.
