What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant failed to pay the amount owing after receiving an N4 notice and did not attend the hearing. Evidence showed the Landlord had previously attempted to negotiate a repayment plan without success. The Tenant owed $10,000.00 in arrears as of the end of October 2025.

The ruling

The tenancy is terminated effective December 1, 2025. The Tenant is ordered to pay $9,038.38 to the Landlord for rent arrears and the filing fee, after applying the rent deposit and interest. To void the eviction and continue the tenancy, the Tenant must pay $11,201.00 by November 30, 2025, or $12,201.00 if paid on or after December 1, 2025.
