What happened
The Landlord applied to terminate the tenancy and evict the Tenants due to significant rent arrears. Tenant 1 claimed to be a sub-tenant of Tenant 2 and asserted he did not sign a lease with the Landlord. However, the Landlord provided a signed lease agreement naming both individuals as Tenants. The Tenants vacated the unit on September 22, 2025, prior to the hearing, leaving substantial unpaid rent.
The ruling
The tenancy was terminated effective September 22, 2025. The Tenants are ordered to pay the Landlord $31,036.48 by November 8, 2025. This amount accounts for over $32,000.00 in arrears and the filing fee, minus the rent deposit and accrued interest.
