What happened

The landlord applied for an order to terminate the tenancy and evict the tenants due to non-payment of rent and damages to the rental unit. The landlord provided evidence of significant damage to the rental unit, including garbage, holes in walls, black mold, missing cabinets, broken windows, and animal feces/urine. The landlord obtained a quote of $78,500 to repair the damages. The tenants did not attend the hearing and did not repair the damages.

The ruling

The tenancy terminated on September 30, 2024 when the tenant abandoned the unit. The tenant must pay the landlord $45,262.44, which includes rent arrears, damages to the unit, and the landlord's application costs. If the tenant does not pay by March 24, 2025, they will owe interest on the outstanding balance.
