What happened
Tenant applied for an order determining that the Vendor Landlord gave a notice of termination in bad faith that indicated the Purchaser wanted to take possession of the unit for purposes of residential occupation. The Tenant vacated the unit on January 9, 2020 after the Vendor Landlord delivered an N12 notice of termination.
The ruling
The Tenant's application was granted. The Vendor Landlord and Purchaser did not act in good faith in delivering the N12 notice and terminating the tenancy. The Tenant is entitled to $1,903 in compensation and each the Vendor Landlord and Purchaser must pay $1,000 in general compensation and a $2,000 administrative fine.
