What happened

Landlords applied for an order to terminate the tenancy and evict Tenants due to non-payment of rent and persistent late payment of rent. The Landlords served valid N4 and N8 notices, but the Tenants did not void the notices by paying the arrears. The Tenants were not present at the hearing.

The ruling

The Landlords are granted a conditional order requiring the Tenants to pay rent on time for 12 months. If the Tenants fail to comply, the Landlords may apply to terminate the tenancy and evict the Tenants. The Tenants must also pay the $186 application filing fee.
