What happened

The landlords applied for an order to terminate the tenancy and evict the tenant due to non-payment of rent. The N4 notice served by the landlords did not correctly reflect the full amount of rent arrears at the time it was served, so it was found to be invalid. The landlords elected to proceed with a hearing for rent arrears only.

The ruling

The tenant is ordered to pay the landlords $3,036.50, which includes the rent arrears up to April 30, 2023 and the landlords' filing costs. If the tenant does not pay the full amount by June 9, 2023, they will start accruing interest at 6% annually on the outstanding balance.
