What happened
The Landlord applied for eviction and rent arrears. The Tenant raised Section 82 issues including maintenance (mold, unsafe wiring), harassment, and stalking. The Adjudicator found the harassment claims unsubstantiated but granted a partial rent abatement for maintenance issues, ultimately ordering eviction unless the Tenant pays the outstanding balance.
The ruling
The tenancy is terminated effective September 30, 2025. To void the eviction, the Tenant must pay $8,786.00 by the termination date. If the Tenant does not pay and fails to move out, the Landlord can enforce the eviction through the Sheriff. The Tenant is ordered to pay $7,664.90, representing arrears and costs minus a $1,000 abatement.
