What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to failure to pay rent. The Landlord served a valid N4 Notice and N8 Notice, but the Tenant did not void the notices by paying the arrears. The Tenant was not present at the hearing.

The ruling

The tenancy is terminated effective July 21, 2023. The Tenant must pay the Landlord $20,109.31, which includes rent arrears up to the hearing date and the cost of filing the application, minus the rent deposit and interest on the deposit. If the Tenant does not pay the full amount by July 21, 2023, the Tenant will owe interest and the Landlord can file the order with the Court Enforcement Office for enforcement.
