What happened
The Landlord applied to evict the Tenant for non-payment of rent. The Tenant received a valid N4 notice but failed to pay the arrears to void it. The Tenant was still living in the unit at the time of the hearing. The Tenant's request to preserve the tenancy was denied by the Board due to a poor payment history and a determination that the tenancy was not financially sustainable for the Tenant.
The ruling
The tenancy is terminated unless the Tenant pays $11,436.00 by June 17, 2025. If the payment is not made, the Tenant must vacate by that date and is ordered to pay the Landlord $5,682.89, plus a daily compensation of $41.10 from March 14, 2025, until moving out. The Tenant's request for relief from eviction was denied due to a poor payment history and the Board's assessment that the tenancy was not financially sustainable.
