What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year by the Landlord's son.

The ruling

The tenancy is terminated effective July 31, 2024. The Tenant must vacate the unit by this date. If the unit is not vacated, the Landlord may file the order with the Court Enforcement Office for enforcement. The Tenant owes the Landlord $3,114.80, which includes compensation for use of the unit from February 1, 2024 to the move-out date, less the rent deposit and interest.
