What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to the need for major repairs and renovations to the rental unit. The Landlord served a valid N13 notice with a termination date of July 31, 2023. The Tenant did not attend the hearing.
The ruling
The tenancy is terminated effective January 20, 2024. The Tenant must vacate the unit by this date. If the Tenant does not vacate, the Landlord can file the order with the Sheriff to enforce the eviction. The Tenant owes the Landlord $2,392.03, which includes compensation for use of the unit after the termination date and the application filing fee. If the Tenant does not pay the full amount by January 20, 2024, they will owe interest at 7% annually on the outstanding balance.
