What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The ruling

The Landlord's application was granted, but the Tenant was granted conditional relief from eviction. The Tenant must pay the rent arrears of $12,586 in installments by January 15, 2026, and also pay new rent on time. If the Tenant fails to comply with the payment schedule, the Landlord can apply to terminate the tenancy without further notice.
