What happened

The Landlord applied to terminate the tenancy and evict the Tenant due to rent arrears. A valid N4 Notice was served, but the Tenant failed to void it by paying the full amount. The Tenant did not attend the hearing, and evidence showed that while a partial payment of $1,000.00 was made after the application was filed, substantial arrears remained.

The ruling

The tenancy is terminated effective July 8, 2025, unless the Tenant pays $3,761.00 by June 30, 2025, or $4,676.00 by July 8, 2025, to void the order. If the tenancy is terminated, the Tenant must pay the Landlord $2,453.27, plus daily compensation of $30.08 from June 19, 2025, until they vacate. The Landlord can enforce the eviction through the Sheriff starting July 9, 2025.
