What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenants due to non-payment of rent. The Landlord served a valid N4 notice, but the Tenants did not void it by paying the arrears. As of the hearing date, the Tenants remained in possession of the rental unit and did not attend the hearing to provide any defense or circumstances for relief from eviction.
The ruling
The LTB ordered the termination of the tenancy effective September 7, 2025, unless the Tenants pay the required amounts to void the order. The Tenants must pay $14,886.00 by August 31, 2025, or $16,986.00 by September 7, 2025, to continue the tenancy. If the tenancy is terminated, the Tenants are ordered to pay the Landlord $11,876.76 plus $69.04 daily compensation until they vacate.
