What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to significant rent arrears. A valid N4 Notice was served, but the Tenant failed to pay the arrears to void the notice. The Tenant did not attend the hearing despite being properly served with notice.

The ruling

The tenancy is terminated effective July 8, 2025, unless the Tenant pays $12,883.62 by June 30, 2025, or $14,159.50 by July 8, 2025, to void the order. If the Tenant does not void the order, they must move out by July 8, 2025, and pay the Landlord $11,064.52 plus daily compensation of $41.95 from June 19, 2025.
