What happened

The Landlord applied to terminate the tenancy because the Tenant was persistently late in paying rent. The Tenant admitted to the late payments but cited financial difficulties resulting from medical surgery and caring for an ill parent. The Landlord withdrew its claim for daily compensation as a separate L1 application regarding arrears was already pending. The Board found that the Tenant had paid late 12 times in the last 15 months.

The ruling

The tenancy is terminated effective November 30, 2025, due to persistent late payment of rent. The Tenant is ordered to vacate the unit by this date and pay the Landlord $186.00 for the application filing fee. If the Tenant fails to vacate, the Landlord may enforce the eviction through the Sheriff starting December 1, 2025.
