What happened

Landlord applied for an order to terminate the tenancy and evict the Tenants because the Landlord has entered into an agreement of purchase and sale of the rental unit and the purchaser in good faith requires possession of the rental unit for the purpose of residential occupation.

The ruling

The tenancy is terminated effective May 31, 2023. The Tenants must vacate the rental unit by this date. If the unit is not vacated by May 31, 2023, the Landlord may file the order with the Court Enforcement Office (Sheriff) to enforce the eviction. The Landlord is entitled to compensation of $65.59 per day starting June 1, 2023 until the Tenants move out. The rent deposit and interest shall be applied to the rent for May 2023.
