What happened

The Landlord filed an application to terminate the tenancy for personal use, as she requires the entire house for her own residential occupation. The Landlord lives in the upper unit and wants the basement unit occupied by the Tenant for more living and entertainment space for her family. The Tenant did not attend the hearing.

The ruling

The tenancy is terminated effective July 31, 2025. The Tenant must vacate the rental unit by this date. The Landlord is granted an eviction order that can be enforced by the Sheriff on or after August 1, 2025, if the Tenant fails to move out.
