What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent and persistent late payment of rent. The Landlord served valid N4 and N8 notices, but the Tenants did not void the notices or respond to the Landlord's attempts to reach them. The Tenants were absent from the hearing.

The ruling

The tenancy is terminated effective December 16, 2023. The Tenants are ordered to pay $11,019.98 to the Landlord, which includes rent arrears up to the hearing date and the cost of filing the application, minus the rent deposit and interest on the deposit. The Tenants must also pay daily compensation of $54.25 for each day of occupation starting November 21, 2023 until they vacate the unit.
