What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant failed to appear at the hearing despite being served. The Landlord served a valid N4 notice which the Tenant did not void. Since the application was filed, the Tenant made a partial payment of $2,700.00. The ruling

The tenancy is terminated effective October 31, 2025, unless the Tenant voids the order. To void the order and continue the tenancy, the Tenant must pay $2,854.00 by October 31, 2025. If the tenancy is terminated, the Tenant is ordered to pay $497.13 to the Landlord, representing arrears and the filing fee minus the rent deposit and interest. Daily compensation of $44.12 applies from October 9, 2025, until the Tenant moves out.
