What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent and the Landlord's good faith requirement of the rental unit for personal use. The Landlord also applied for an order requiring the Tenant to pay the Landlord's reasonable out-of-pocket expenses for unpaid utility costs.

The ruling

The tenancy is terminated effective August 9, 2024. The Tenant must vacate the rental unit by that date. If the Tenant does not vacate, the Landlord may file the order with the Court Enforcement Office (Sheriff) to enforce the eviction. The Tenant must also pay the Landlord $531.92 for unpaid water costs and $186 for the application filing fee, for a total of $717.92. If the Tenant does not pay the full amount by August 9, 2024, they will owe interest at 7% annually on the outstanding balance.
